Most contractors have never owned a hotel.
We have. So we already know what a month of delay costs you.
Ground up and PIP, including renovations on the ones that stay open while we work.
Talk to usTru by Hilton, Norwalk, Iowa
Built to Hilton's current prototype, on a site with no utilities in the ground.

Starting from raw ground
On a new build the first problem often is not the building. Norwalk had no power or water infrastructure anywhere near it. That gets solved on paper, with the utility companies and the design team, before anyone mobilizes.
We came in after the project had been bid and come back over budget. Working with Hilton, the ownership and the design team, we brought it back into the number without giving up brand standards.
Tariffs were moving at the time. We found items in the package coming from a country carrying high tariff costs, sourced manufacturers in other countries, and got the brand to approve them.
What the developer cared about was time and budget.
We also convert existing commercial buildings. 2 recent ones were big box retail rebuilt into VASA Fitness locations, Matteson, Illinois at 57,934 square feet and Castleton, Indiana at 66,782.

Get a contractor in early and the job moves when it starts. Start late and it drags.
While the hotel keeps earning
A hotel that stays open
Guest rooms phase floor by floor, top down. Nothing moves to the next floor until the last one passes inspection and the owner signs off. With 1 floor of 4 down, the rest of the hotel keeps selling, which is why this work gets booked into a slow season.
The lobby still works
Public space gets sectioned rather than closed. Dust barriers go up, side entrances open, and the front desk never moves. A guest walking in can tell there is work happening. They do not see anyone doing it.
Before anyone is on site
What the capital side asks for
We have sat on the borrowing side of these deals. So the plan gets built around what a lender wants to see, not adjusted for it later.
We know the brands
We have relationships with the brand reps and project managers at most of the major flags. So we know what a brand will approve before it goes in, not after it comes back.
Lead times run the schedule
Built to prototype, FF&E bought to spec. Overseas furniture runs 16 to 26 weeks, so it is ordered long before there is a room to put it in.
Let's talk about your project
Brand, roughly where, and how far along is enough to start. 15 minutes is usually enough to know whether it is worth going further.
Not ready to pick a time? Send the project over and we'll come back to you.
