Project Updates from Pro Commercial – VASA Fitness, Tru by Hilton, and My Place Hotel Progress
It’s been a productive month across multiple commercial construction projects, and our team is keeping things moving with precision and momentum. From building out fitness centers to framing multi-level hotels, Pro Commercial continues to deliver quality and progress across the board.
Industry Update: Changes Coming to HVAC Systems
Starting in 2025, the federal government is requiring a switch to new refrigerants used in heating and cooling systems. The refrigerants we’ve all been using for years, like R-410A, are being phased out because they have a high environmental impact.
What does this mean for the construction industry? This change affects how HVAC systems are designed, priced, and installed, especially in commercial buildings like hotels and gyms. New systems are being built to use alternative refrigerants like R-454B, which are more environmentally friendly but also more expensive and harder to get right now.
At Pro Commercial, we’re already seeing HVAC prices go up because of this change. We’re keeping an eye on supply and working with our trade partners to make sure these new systems are installed correctly and efficiently, without slowing down our build timelines.
It’s a notable shift for the industry, and one to plan for in upcoming projects.

VASA Fitness - Matteson, IL
We’re excited to share an update from our latest VASA Fitness commercial buildout in Matteson, Illinois! Demolition is complete, and underground plumbing rough-ins are underway. Framing and ductwork installation are progressing as the gym begins to take shape.
Every phase, from demo to framing, brings us closer to delivering another top-tier fitness facility. Huge credit to everyone involved for keeping this build on track.

Tru by Hilton - Norwalk, IA
Our Tru by Hilton hotel project in Norwalk, Iowa is showing real progress, both inside and out. On the upper floors, drywall is going up to shape guest rooms and common areas. On the lower floors, our teams are working on mechanical, electrical, and plumbing systems behind the walls.
One full side of the exterior is already complete, and the rest is catching up quickly. Despite some weather delays, the team is staying focused and moving forward with precision.

My Place Hotel - Jonesboro, AR
In Jonesboro, Arkansas, the My Place Hotel construction site is coming together floor by floor. The framing crew is currently working on the third level, building out the hotel’s structure, while our utility teams have been busy with underground work and transformer placement. It’s a full site with a lot of moving parts, but our team is keeping things organized and on schedule.
Site grading and drive lane prep are underway, laying the groundwork for future exterior improvements. With multiple trades working simultaneously, this hospitality buildout is on track and gaining momentum as summer heats up.
